I know it was mentioned in terms of location for work/airport/schools. Maybe I missed but what are you looking for in an actual home? Size/Property/$/features? Inventory is still low in general so the more flex on those help.

Also keep in mind Mt Lebo does not bus students to school. Might not matter but just to keep in mind

Thanks for the additional tips on South Park and Bethel Park. Yes, I will reach out to Knepper. How about South Fayette? I haven't seen anyone mention it yet - seems right next to USC with reasonably rated schools - is it too far out from everything else?

I believe the taxes are outrageous, the township is rapidly growing, district is very good with a lot of amenities nearby. If it was me i would rather be in bridgeville or cecil over south fayette. Taxes are less in cecil since it is in Washington county but it is still close to everything.

I see…speaking of taxes, just for estimation of how much house is affordable, what percentage exactly are the property taxes? I have read ranges from 2 to 3% so would be helpful to hear from locals, especially in USC. Thanks

Dont go by the current taxes. Your property will most likely be reassessed by the school district at its current closing price minus the homestead exemption and a multiplier that i always forget. I am not the best person to give you your answer but the county website has all the tax rates for all the school districts and municipalities. Hopefully one of the agents will be back to correct my ignorance and point you in the correct direction.

^^^this. I moved here 5 years ago and the place has almost doubled in value. A reassessment would mean a couple hundred a month for a new owner. Welcome to us. lol.

There is a lawsuit against the county for assessments being data rigged. It looks like it will be won and the common level ratio will probably be going to 64% (based on 2020 data) and going into the 50's for 2021 data. If this suit is successful it is highly probable that the school districts stop the appeals at the rate they have been and withdraw most of the pending ones. The suit is also requesting that all property owners be reimbursed by the districts for the overpayments for 2020 and 2021. I Highly doubt the judge would rule in favor of this, knowing it would be impossible for the districts to pay. The hearing is this coming Thursday. It will be very interesting to see. I foresee a judge ordering a new county wide reassessment in the not too distant future.
