Yeah seems like with the 2020 results, the Census estimates aren't always completely accurate. Which south hills municipalities are you referring to in terms of apartment construction?

It is definitely screwed up. You have also seen massive apartment construction in the last 5 years in Oakland, Downtown, and the Strip. And even more in the rest of the East End, North Shore, and Southside. But still somehow the city is continuing to lose population? Ok...

Pittsburgh actually gained households from 2010 to 2020, which is why new units continue to be built, and rent continued to rise. The drop, such as it was, was due to:

1. A decline in "group quarters" population, driven by a drop in the number of people incarcerated. As I noted, this was due to the closure of the SCI prison in Marshall-Shadeland (which had 1,800 people in 2010, and zero in 2020), along with a big drop in the population in Allegheny County Jail (was 2,600 in 2010, dropped to 1,800 in 2020).

2. The number of children in Pittsburgh continues to decline, meaning the average household size continues to shrink.
