I really like the penn hills tiny houses but I heard that area is going downhill.True?
There are some very nice parts of Penn Hills, and you could certainly get a decent house there in your price range. The issues there are twofold: the schools are not good, and your return on investment will be minimal at best when you sell your house. If those things aren't important to you (which is probably unlikely, but worth mentioning), I'd definitely look at Penn Hills.
Well, Wexford is a zip code that includes Franklin Park, McCandless, Pine, and Marshall townships. All those areas have decent school districts. And Warrendale is also a zip located in Marshall.
In the 200K range you should be able to find something decent in any of those areas.

Exactly. If you find you like where you are already, you are in good shape. The school districts of the Wexford and Warrendale areas (North Allegheny and Pine-Richland) are just fine. You could also venture into Hampton perhaps without being too far, but that's just giving you some added choice for buying. You could also consider Cranberry (Seneca Valley schools, perhaps not as well thought of as the other three but still fine as far as I know) which is in Butler County where property taxes are less.
Some areas of Marshall Township (North Allegheny schools) are quite rural, if you like that, although large lots will come with a large price tag. Most of these areas are typical newer suburban, though. Some parts are a little older, but nothing goes older than about 50 years in these places.
