I like Downtown--it does indeed have excellent architecture, is very pretty from nearby views (in fact Pittsburgh always seems to make lists of top skylines), and it is very compact and walkable. And it is heading in the right direction as far as becoming a more interesting residential area--it is just going to take some time.
By the way, it seems to me like you can't walk out of your house in Regent Square anymore without tripping over someone pushing a baby carriage.
