we are purchasing a property at sheriff's sale monday (two days). by friday we will need to settle the whole balance with the sheriff's office. our original financing has fallen through, which puts us at one week to come up with a new loan. the total amount needed is minimal - we're looking at about USD16,000. but we need it faster than a supercar hits 60mph. so my inquiry here is: what lender does any of you know who might be simple (read "uncomplicated") to deal with in our situation? i don't need an award winning interest rate or competitive closing costs really. i'll have this paid off in a year or two. what i need is someone who is willing to shape their service to our specific situation and time restraints. so, please, all, chip in what you can. thanks much to one of the best forums on the whole internet! (the other is bikeforums.net )

I'm out here in Calfornia -- but I'd call a mortgage broker. They usually know a lot of lenders, and scare up something.... but I don't know any in Pittsburgh...

Sounded to me that you wanted us to be your lender with your "so, please, all, chip in what you can" statement.

Furthermore, my mortgage is almost paid off, which means that it was many, many years ago when I needed a lender.

I can't even remember who my broker was. The bank is fine, but it was a normal mortgage transaction, not something rushed along like you want.

The interest would be steep, but for that amount you could try cash advances on your credit cards, or some banks will do "personal loans" with no collateral. I imagine both could be obtained pretty quickly.

Also, if you own stocks or mutual funds, some brokers will let you take out what's called a "margin loan."

Why did your original financing fall through? Sorry, but this all sounds retarded. If you are that desparate why even bother soliciting recomendations on an internet message board from strangers. Just start calling lenders out of the phone book and get prepared to be bent over.

Or, do yourself a favor and walk away, because there is nothing about what you've described that says "good idea", or "financially responsible".

(and for the love of god, please don't take a $16K cash advance from your 24% interest rate credit card)
