Forgive my NY bluntness, but I keep reading about how high the property taxes are there. Can anyone tell me what's typical on a house in the $300K range?

Also, can anyone tell me which nice family, walking neighborhoods w/good schools are closest to the company Wesco? Is Mt. Lebanon one?

Thanks.

Uh, Hopes -- what's a mil? And do these taxes come all separately? Or are some of them billed together? Do you only pay the transfer tax once?
Is the wage tax taken from your pay or billed out?

1 mill = .001 of every dollar of your property's assessed value. So taxes for house assessed at $100,000 in a school district with a millage rate of 18.3 would be $1830.00 or (100,000 x .0183)

In PA you will pay taxes to three different taxing bodies the County, the Township/City/Borough, and the School District. Each sets it's own millage rates based on assessments done by the county.

This website will give you the millage rates for each school district in Allegheny County.

If allegheny county taxes are a bit high for you, I always remind people that downtown is less than a half hour drive from several other county's including Butler, Westmoreland, Armstrong, and Beaver. Taxes in these area's may be much more reasonable.

Kewl boots... thanks much.

And I do remember when I looking at homes in Beaver the assessed value wasn't necessarily what you paid for the house -- to muck things up further.

We noticed that when we were comparing Peter's Township Washington County taxes to Allegheny County Upper St. Claire taxes. Everyone said that Washington County taxes were lower---but it didn't add up because the milliage was higher for Peter's Township. It turns out that homeowners only pay milliage on a percentage of the assessement value in some areas like Peters Township which is why the taxes are lower. A person really needs to do his/her homework because taxes do change not only from county to county but from township to township around here.

I wanted to add that all though the taxes are cheaper in Butler County that is only until they reassess properties. I don't think there has been an assessment since the late 60s, so that is why they are cheaper. I thought I heard there was talk of doing a reassessment in 2008? If that is the case, watch Butler County be just as expensive as Allegheny.

Here is a link that the OP may be interested in.

I also found this by google. It is an article from 2002 talking about the differences between Butler and Allegheny county taxes. The size and importance of county property tax differences - Pittsburgh Tribune-Review
