look into Westmoreland county too...very rural...lots of trees...and maybe 20 to 25 miles from the heart of down town...I am born and raised in Pittsburgh Area but I commuted to Ok City and Tulsa for about 5 years for business...I like Pittsburgh alot...but if I had my druthers Tulsa would have been the place for me...

If you can stomach the higher taxes then I would recommend staying in Allegheny county. North Allegheny SD(which cover Marshall, Bradford Woods, Franklin Park, and McCandless) and Quaker Valley(Sewickely area) are both far better than Seneca Valley(Cranberry area). Seneca Valley is a really weird school district. It has a lot of money, but it is like a prison. They drug test the students and there are metal detectors everywhere. It would be one thing if there were problems in the SD, but there really aren't. It just seems like the school board and administration feel like they're operating a correctional facility instead of a school. The down side of any Allegheny county borough or township are taxes. They'll be basically double. Your budget is very high for the area so that might not matter. As other have said, $300k-400k can get you a REALLY nice house in the Pittsburgh area. In Allegheny NW county that will mean about $7000-10000 a year in combined property taxes(plus %1 wage tax). Taxes in Butler County would be about half, though it is harder to judge because Butler taxes are based on size of the building not the price. Allegheny county is based sale price(in 2002 dollars).

There are lots of beautiful neighborhoods in the city as well. Check out Regent Square, Shadyside, Squirrel Hill, Dormont, Point Breeze, Crafton, West View, etc. There are lots of nice, safe neighborhoods with beautiful vintage homes for under $500k.
