It is not surprising that Nevada and Arizona have the highest foreclosure rates in the U.S. It seemed that many residents failed the stupid test when they decided to buy a cheap home in the desert.
At least with Nevada, they had Las Vegas. For the life of me, I can't understand why people would move to the Arizona Desert. I guess a lot of people are now agreeing with me and are just walking...no running away from their homes there.
Really? You somehow connected Arizona's and Nevada's hot summers to our foreclosure rates? Tell me more about those wonderful pills that your are taking.
To the OP, the desert has a magic I can't really explain. Problems, yes, esp. w/ the population increases in Phoenix, for example, but still a certain magic quality. You either feel it or you don't.
I would like to retire to a small city in the New Mexico desert because of the weather. I would once have preferred a place out in the middle of nowhere but having decent health facilities nearby has become a higher priority than isolation. Another reason is the COL is 80% of average and where I currently live is 120%. That can make a big difference on a fixed pension.
I believe people were suckered into Arizona and Nevada by slick advertizing, artificially low initial cost loans and rapacious realtors and mortgage brokers that knew they would never be left holding the bag when the bubble collapsed. I find it hard to blame people conditioned to believe advertizing and slick salesman.

Well I generally like most of your posts. If you say it is the best state in the country, I will give it a chance. I get invited to Scottsdale every year to play golf. They do have some exceptional courses there. I usually go to Florida to play in the winter, but this year I will go and spend a few weeks in Scottsdale. You have to admit that it easy to form an opinion based on the elected officials there.

This is true. All the bermuda grass dries up in the winter and turns a golden brown while the overseeded rye grass in the fairways is a beautiful dark green. Nothing quite so beautiful as an Arizona golf course in winter. I especially like the Sedona courses where you play in and out of the red rock canyons. Seven Canyons, Sedona Golf Resort and Oak Creek country Club are some of my favorites. so is TPC at Scottsdale.
Scottsdale comes to mind, don't know why rich people want to live in that climate, but they do.
I was raised in Scottsdale, attended school there, and my dad still lives there most of the year. Yes, its wealthy as a city, but most people in Scottsdale are nowhere near being rich.
Sheriff Arpaio is awesome, you should be very proud! Without him and Brewer, you may as well just hand the whole state over to Mexico, Obama would be cool with that.
I no longer live in Maricopa County, so I don't give a damn about Arpaio.
Brewer on the other hand is a joke even within this state.
Who care about median income anyway? Maryland has the highest in the nation yet we're still home to the ghettoes of Baltimore. It's not that great an indicator IMO. Especially since it doesn't factor in cost of living (the median income of MD is almost $70K a year, which really isn't that much if you live near DC and have a family).

I've been telling people since the MLK holiday controversy that we have the dumbest, stupidest, most insipid politicians in the history of the world....and to PLEASE not judge Arizonans based on the idiots we elect. Unfortunately, a lot of people don't believe me and are turned off by our image based on folks like Arpaio and Brewer. Trust me, we are really cool people and for the most part, we take "live and let live" VERY SERIOUSLY.
The biggest problem we have politically is that common sense Arizonans keep quiet and don't raise hell and talk as loud as the idiot minority does. Moreover, the moderate people don't vote in the numbers that they should.
I always notice that when people move here, they immediately notice the disconnect between our image and the reality.
BTW...you'll love Scottsdale...its my hometown, my dad still lives there, and the golfing and shopping are second to none.

That would double the states population .
I'm actually surprised that Albq doesn't have a larger population than Phoenix just due to the cooler climate .
Anyway, with respect to Real Estate, Phoenix and LV are not even comparible. Phoenix is in full force recovery while LV and many places in CA are still in the duldrums. I cover the South West for my job and AZ is always the last to go down and the first to go up as far as Real Estate goes.
