I don't think people are really analyzing this.

First,in Nyc,there is no need for a car. That right these saves you about $10,000 per year.
An Rn's pay is $40/hr in Nyc. That's $6400 per month, so they can afford to live in manhattan if they don't have children.

If you don't have children and rent and you are making that salary you are probably losing near 40% of it in state/federal income taxes then add sales tax and various other fees/taxes and you are looking at 1/2 your salary going to the man. Ask me how I know.

My aunt is an RN and she left NYC to go to FL and never looked back.

Soooooo many states offer a better standard of living for nurses than NYC

Aren't land-use and zoning restrictions in NYC extremely tough on developers?

How long has it been since a new hotel in NYC was built from the ground up anyway? IIRC, the Grand Hyatt opened in 1980 after Donald Trump purchased the Commodore Hotel on the same site and gutted it.

The author of the article alluded to the reason here, it seems as people flee the crushing taxes and regulations of NY the landlords need to increase rents to make up for the lack of renters.
If they wanted to make up for lack of renters they would lower prices, not raise them.

It depends on local market conditions. In a hot or captive market (e.g. Manhattan and many college towns), it's usually more profitable to raise rents than it is to ower them.

Actually there has been a hotel building boom going on in the city for several years now. Brooklyn is about to see its own hotel building boom as a few are about to go up in downtown Brooklyn.

No but taxi aren't cheap either if you want to avoid the subways. The main reason is most cannot afford to own and park a car in the city. Garage parking is very high especially if its a private parking garage you buy into. That is why streets are jammed with taxis. Live in Manhatten in what type of rental?

Actually taxis aren't too expensive, though if you commute by them daily the price adds up, but most people here use the subway or walk or even bike. For $2000-3000 you can get a decent place in Manhattan still, though you would get a better place in a borough.
