Last October, Spike Lee put his own 8,292 square foot Upper East Side townhome on the market for $32 million.

Apparently he has no objection to profiting from personal real estate investments.

most people are renting in NYC. You see rent go from $900 to $1900 in one or 2 years.

Not sure suburbs are declining. Families continue to choose suburbs because of better schools and more affordability. Most urban areas, the ones being gentrified, typically have terrible schools. There are documented demographic trends such as cities becoming childless. Upper income singles and DINKs are moving to the cities.

It doesn't matter what you call a neighborhood, the street address and the zip code remains the same.

Those old Italians in Brooklyn made a killing when their neighborhoods gentrified.
