Before I explain my idea, I want to say that I am a democratic socialist who supports Bernie Sanders' campaign.
Right now, there are certain apartments within communities that are rent-controlled. But rent-controlled apartments only comprise a small percent of the total rental housing market in any given city.
Why not extend rent control to encompass the entire rental market? It would mean that the rich landlords have to make do with less and the average American would have more money to spend on other goods and services, which would spread money around the economy, and allow increased savings, which leads to more investment. What are the downsides of a rent-control policy that is all-inclusive?
Because it costs money to build a house, and you can't give away something for free without someone having to pay for it. This means increased taxes. Imposing rent control on the entire rental market would not lead to an increase in taxes.
I support capping a billionaire's net worth to two billion...
People can choose to not eat at a restaurant and cook their own meals. Yes, people can choose to live on the streets, but that's something that doesn't befit a modern civilized society.

Yes, I agree take everything those rich, selfish, hardworking landlords have and give it to the worthless, thankless tenants. That's the new american way.

What hard work do landlords do? They just hire people to do the minimum maintenance that the tenants often have to end up paying for in the end...

It's okay. You've taken the first step toward recovery by admitting your problem. Once you grow up and start paying taxes you'll get over it.

Go buy a rental property and find out for yourself.
Not every LL is a silent investor or hires "useless" to do the minimum maintenance.
And by the way, if a renter didn't cause the issue, the renter doesn't have to pay a thing.
Because law and other stuff.
