We just had an example and denied a student from Saudi-Arabia who is here with a wife and son and the school was paid for by the Saudi government according to the paper submitted as proof to us. Also living expenses were paid as part of the letter stating that it was a Saudi government letter.

No other proof of income!

The income was almost covering the rent but not covering food, gas nor utilities and with no other source of income or money we denied the potential tenant as the Saudi wife didn't have a work permit and also claimed not to work.

We wondered how can someone apply for a rental that is the full amount of income for living expenses. The paper from the school was showing the Saudi government paying the full amount of an annual school year cost.

No other money shown... so where does this husband/wife and son buy their food from, pay for the car they drive and if we see this as a red flag we are probably called a name for being suspicious.

We denied the person and their answer was that they were sad we didn't inquire with their current landlord who they claimed they paid less rent to right now.

For us a no brainer...you need money to live here and no proof then no rental from us.

I wonder why no government agency is questioning this case! On top of that after more than a week being denied and the potential tenant sending us all move in money even though we stated we first do a background/credit check, we mailed a bill pay check for a couple of thousands they probably thought they would be able to buy themselves into the house so we didn't have to do more work for the owner.

Wouldn't any normal potential tenant ask for when that money would be returned and why it is taking over a week?

On top of that prior to move in they first were going on a cruise to one of the nice Islands where many cruises go to which cost money too.... no money to proof and as a student with a none working wife you can do all that. Wow must be great to be able to pay with invisible money!
