Why is it that our population is double what it was in the 1970s, yet construction for apartments is 1/4th what it was in the 1970s and 1/3rd what it was in the 1980s??? And our population continues to grow millions every year! Where the hell is everyone supposed to live without apartments being built?
We need to start screaming to politicians about this. Our country is on the verge of a homeless crisis unlike anything we have ever experienced because there is literally no where for an average income person to live.
Our politicians need to START TALKING ABOUT THIS! I have yet to even hear this conversation come up in their speeches. It is almost as if they are oblivious to it.
Oh they'll do the talking but once they got your vote it's over.
The answer is simple. Just start an apartment building business. You can even call it "Happiness-is-close Multi Family Homes"
Then buy some land, hire land-use attorneys to secure the proper zoning, hire environmental engineers to prepare environmental impact studies, hire architects and consulting engineers to develop plans, submit them to the city or county building department, and then in 3 to 5 months or so you'll get back comments; then fix the documents to address the comments & resubmit.
Once approved, then hire a general contractor to actually build the multi family apartment homes.
Then rent them out at a nice, low monthly rental rate.
Make sense?
^^ Yep, don't forget trying to get the rent, calls to put in a lightbulb, paying insurances, paying taxes. Yea, hardly seems worth it.
That was in Fayetteville, NC and yes it is considered a metro area.
Many know how to prioritize things in their life to make this a reality. When my husband and I first got married we knew how much we made together and how much we could afford. We made it work. Yes we did have to drive further and also make personal sacrifices but it was worth it. We didn't complain thinking that we were entitled to a place that was in the middle of a city. We knew what we could afford. Even now. We know what we can and cannot afford.
Where is the money going to come from? Are you willing to pay more taxes on top of what you already pay?
Also if you live on Federal property you are governed by Federal laws too.
I'm willing to pay more taxes. Or perhaps the richest 1% who are buying up all the cheap properties to rent them out at crazy high prices can pay more.
Rents in SUBURBS ARE CRAZY. Rents in the "middle of the city" are beyond crazy. No one here is proposing cheap living downtown, but more does need to be built in the suburbs.
Also, by having a duel income you and your spouse were considerably better off than most today. Very few under 35s are married today relative to the past so we don't have the ease that two incomes provide.
There's this little thing called zoning which gets in my way.
Right, there are zoning laws specifically preventing YOU from building, something millions of other people manage to accomplish every year. You've been whining about it on CD for YEARS and have nothing to show for it while vast numbers of other people have a new house. Just maybe the problem isn't zoning...

Um, no. Zoning laws are written to prevent the building and proliferation of dwellings (e.g. apartments, trailers, etc) considered undesirable by the prevailing economic class of a community. Generally, zoning laws are designed (e.g. minimum lot sizes) to prevent people with financial resources below the local norm from purchasing homes.
Nothing personal, just socioeconomic. As such, sometimes uneducated hillbillies get to own homes in Beverly Hills, but those are just isolated outliers.
The beautiful part of capitalism is that now you have identified this glaring need, you are free to provide the product or service to meet demand and profit.
If this demand does exist and it's not being met, it's likely due to too much gov't involvement, not a lack of.

Under socialism, there's no need for apartments for individuals. Everyone shares them.
