Neveda has a property tax cap (and also a secondary cap) that limits how much the tax can increase year to year. Last year, some county only saw an 0.2% increase because of this law.
Plus, many properties were reassessed to a much lower value following the housing crash, and this law prevents the government from assessing property value back to the current much higher value. That means many homeowners are still paying property taxes based on 2008-2009 value.
