I hope your right !!! No need to for him to make plans for moving.
The WH might go on the real estate market to help pay off the debit.
If Biden can get a loan from China I'll bet Trump can too and maybe buy it. He could step down but still run his policies out of the same location and those who don't pay much attention to politics or vote, which is in the tens of millions, would never know he wasn't President. As long as he keeps "MAGA" people can ignore the constitution like the democrats do.

He will not win the popular vote, but just for arguments sake if this scenario played out he would not be president after the successor was sworn in, and the the staff at the white house would stop bringing him two scoops of ice cream.

Let's be clear about this: it's not living in the white house that makes a person president. If he refuses to leave the white house he would just be treated as any other citizen in the white house illegally. Neither can he run the country from Mar-A-Lago after the Chief Justice of the Supreme Court has sworn in someone else.

I don't foresee any scenario where a president could actually refuse to step down. They lose their authority automatically.

What's to stop Trump from going to a district court and getting a nationwide injunction on eviction ?

Lots of politicians have treated the oath of office as a meaningless formality and ignored it without consequences.

Whether or not Trump steps down, the new president will step up on Inauguration Day and take the oath of office. Of course, the successor will be hounded by Trump's critical tweets and there will be plenty of voices in the media who will make an effort to manufacture controversy. If Trump loses in 2020, he'll likely start hinting at a 2024 run before long ... whether or not he would follow through, who knows.
