I have a nephew living in Chicago, and 4 years ago, I told him quite forcefully to never get a mortgage in Illinois, because at some point, he will want to flee, and a rental lease expires inside a year, where a mortgage could keep him imprisoned there for years.

Their property tax bill is a mortgage payment in a lot of places. Get out while you can.

Our home is on 2 acres, and if I put it up for sale right now...it would probably be around $425k. We just got our summer tax bill and it is $1800, I'm guessing winter will be around $800-900. This is in MI.

Illinois =/= Chicago. Chicago is Chicago. The good people in the rest of the state have to deal with Chiraq's crap. Mortgages downstate are not as bad although for the same house I pay 5,500 in prop taxes I could pay about 3k in Lincoln, NE.
