Guess who James' Biden's neighbor was? Jeffrey Epstein. As it happens, Water Island has a submarine port and Ghislaine is a sub pilot in addition to helicopter pilot. Who or what was she ferrying back and forth from Orgy Island to Water Island? I think it goes beyond sex trafficking to smuggling other things.

It is not clear why the lobbyist, Scott Green, purchased the parcel from Biden’s brother James, or why James Biden later went to the lobbyist for a loan, rather than to a bank.
“Ivanka Trump’s refusal to divest from her business is especially troubling as the Ivanka brand continues to expand its business in foreign countries,” Noah Bookbinder, executive director of Citizens for Responsibility and Ethics in Washington, said in an email Monday. “It raises significant questions about corruption, as it invites the possibility that she could be benefiting financially from her position and her father’s presidency“
Of course they get special deals, they're Buyden's.
But I agree that they all get special deals. That's why when one of them doesn't get a special deal or cannot sit in First Class without paying for the ticket, they have a temper tantrum.

2005-2006 is at the height of the housing bubble. It's possible the land purchased in 2005 has inflated higher by 2006. I know there were houses in my neighborhood that went up significantly between 05 and 06. I don't know if the US Virgin Island was part of the frenzy.
Dividing a lot into three lots usually increase the value. Same with getting an easement on the property. The paperwork is cheap but having to jump through bureaucratic hoop can be exhausting. Land that already has been divided with an easement is going to worth more than without. My gut tells me if it was easy to divide the lot and get an easement the original seller would have done it before selling to James Biden.
Without providing a date, simply saying subsequent assessment at a lower value means nothing - if the assessed value was made at 2009/2010/2011, of course it would be significantly lower - everyone's real estate did!
