I'm sitting on 300K of equity. That is a huge reason, coupled with the lefty poltics and extreme expense is why so many people are leaving the state.

I'm 51, I could buy a house in AZ for free or have a small 40k mortgage. I can retire at 55 instead of 75. I can have streets that aren't filled with drug addicts.....

I can enjoy a **** Ton less traffic... i mean just go down the line of all of the reasons why CA sucks, comparing to AZ.

You probably never grew up in a area outside the US which lends your ignorance to the dangers of Socialism. There are patriots that understand the US's capitalist democratic founding and why people like me flock here because of the country's success.

Yeah flip side of that is you lose that equity growth through appreciation in more stagnant areas. Buddy and I graduated at the same time and he went down to Austin and I stayed in Dayton, OH. Both bought our first houses at 23. Both sold our houses and moved around a decade later. I sold our house for $1,000 more than I bought it for and he walked away with 6 figure equity. Who was better off?

I thought the same thing. I visited San Francisco. I stepped on a needle. There were tents and feces everywhere. It was not a fun experience. Never again for me.

I lived in SF from 1995 to 2005. There were areas I avoided, but I still enjoyed the experience of living there overall.

MUCH has changed since those 15 years. It was a miserable experience all around the city.

Much of the urban decay and problem people experience is based on politics. So while I would not move from a city based on it being politically liberal (if it was run correctly), most of these perpetually Democrat run cities go to hell.

For example, I use to like Seattle and for a while it was a great city, other than the wet and dreary weather.
It was clean, safe, and people seemed genuinely happy. However it has been exclusively (D) run for decades and liberal/leftist policies started to allow the following; drug use, homeless sleeping and setting up tents anywhere they please (including right in front of businesses), reduced law enforcement by enabling panhandlers, decriminalization of such things as pot in public, public urination/defecation, theft under a certain $ amount, defacing property, etc., etc., etc.
It was bound to lead to it's decline.

I was there (likely for the last time) about 2 years ago, and it has turned upside down from what it was. It is dirty, unsafe, and many people are depressed and despondent as to what has happened to their once nice city to live in.
But don't take my word for it alone. Watch this documentary done by the local TV news station if you want to see the dark underbelly;

I can say the same thing about places like San Francisco, LA, and a few other places I enjoyed, but wouldn't live there now even if someone paid me to.

As to your last point, cities with a mix of moderate to conservative governance do well, and certainly are not experiencing looting and riots.
Take cities like San Diego or Miami which meet much of your criteria.
San Diego has had about 8 Republican mayors in the last 13 or so, and Miami has had 5 Republican mayors out of the last 7.
But the Democrat mayors in those cities were not liberal kooks like you see in places like NYC, Portland and the places I mentioned above.

So profoundly true. Absolutely nobody dreams of moving to a conservative red metro area, such as Oklahoma City, Tulsa and Wichita.
