As an American, i love my freedoms.

But, like many of us, we give up certain freedoms for the good of the whole, and most of us do so willingly.

Should we now do so when it comes to housing? Should we encourage and subsidize density and discourage and make sprawl VERY costly?

Is this something that should only be controlled by market forces?

I also want my single family detached, but am starting to wonder if the costs associated, both dollar wise and other, are worth it.

It is none of my business what others do and how others live unless it directly impacts me.

I do not believe in zoning, regulating or restricting what others can do with their property.

I am in the distinct minority....most people LIVE to tell others what to do....

you may wish to rethink portions of that

i have heard in Houston, which has no zoning laws, people would rip down their homes and put up a gas station.

and sprawl affects us all, cause they have to build the infrastructure, and we all pay for that.

No I don't,I believe in property rights. You own the land you do what you want,as long as you do not directly impact my property.

It doesn't matter if sprawl affects us all,if a person owns the property it is theirs to do with as they see fit.

Funny thing is most states with very large cities, it is those cities which cost everyone else in the state.

Sprawl and lack of zoning are two different issues. Sprawl doesn't bother me too much, as long as it is done with some understanding and consideration of environmental impacts. I am a strong believer in appropriate zoning, and am very aware of the Houston issue.

Zoning is simply others trying to control the use of your property.

If you believe in private property rights you cannot support zoning laws.

But as I stated right off the bat, most people WANT to tell others what to do.

It seems to be human nature to demand others conform.

Well, on one hand I tend to despise it aethestically. But obviously people love it and choose to live there. Plus I grew in the 1920s version and currently live in the 1950s version.

I also recognize that our population and prosperity are both growing and people with means need a place to live as much as those without. Hence sprawl.

Ideally, I would like to see it implemented better, but I also know that regulations, as much as they are well intentioned, can make things worse.

I guess I am fickle about it.

The issue where it's one of the fastest growing large cities in the US? With the 6th largest MSA, soon to surpass Philly as #5?

Doesn't seem like many people mind...

Which is why I said "issue", and not "problem".

I agree with you. Probably because you are right. So I take it you hate and dispise the communist HOAs too?

You are not in the minority. Im on your side.

The HOA issue has been beaten to a pulp here but HOA even more so then zoning. My issue is my Daddy, his Daddy and his Daddy fought and shed blood in wars for the right to occupy and enjoy ones land anyway they see fit. So why are so many people supporting strict "do this and dont do that" rules?

Just an example on zoning flaws. Where I currently exist now, if I want to put up a storage shed in my back yard, the zoning states that for every one foot high, the shed must be one and a half feet from the property line. So a standard 10' high shed must be 15' from any property line. Which puts it dead smack in the middle of your yard. Who dreamed up that bureaucratic disaster?

Then the same clowns who wrote these zoning laws, the township, designed and built several large public parks. These parks are complete with ball fields and pools and all kinds of activity. These parks on a regular basis fill with 2-300 cars per night during games. Yet the town only put in enough parking for 50 cars. So the cars park all along the streets right next to NO PARKING signs. The oinks have a field day giving out thousands of dollars of parking tickets every night. The strip mall across the street has to hire a security guard to keep park patrons out of their lot. Private driveways are blocked rutenely. The citizens are helpless to fight back.

But the city enjoys NO consequence against them for their lack of planning skills. A thousand $25 parking tickets 5 nights a week? That is quite a cash cow.

Another bunch of reasons why when my house sells we are moving out into the country where we can enjoy the freedoms our fore fathers once enjoyed.
