Hopefully, the good mood will continue forever.
But a couple of things are problematic:
1) The price of gasoline. That hits nearly everyone at some point.
2) The looming real estate crash. 3.5M homeowners are behind on their mortgage payments, and banks cannot foreclose thanks to the CARES act. That will all come to and end soon and banks will be able to foreclose. That, and the falling price of lumber will create downward pressure on home prices. It is estimated 2.5M homes will be listed and foreclosed - there are 600K now, while 1.8M is considered normal.


Looks pretty rosy now, although neither Biden nor Harris will be able to capitalize on the mood. I, for one, do not look for this "wealth effect" to last much longer. The real estate crunch may well bring the stock market down; it usually does.

1) the price of gas is a minor factor. The average person uses about 600 gallons per year. An extra 0.50 - $1.00 per gallon is not going to break anyone. I’m still getting gas for under $3, which historically speaking is a pretty good deal.

2) you are right not to expect these home prices to continue to rise. It just doesn’t seem sustainable. That’s bad for sellers, but good for buyers.

What makes you think he would even get the nomination. If DeSantis ran against him, I'm pretty sure Trump would lose. And no, no one is frightened by Trump. He's just a desperate man now trying to remain relevant.
