imagine trump doing something after freely admitting it was likely unconstitutional. the msm, a wholly owned subsidiary of the dimocratic party, would be losing what's left of their tiny minds.
Professional landlord here. I have a rental business. Yes, the moratorium kinda hurt a little but then I very quickly figured out how to turned a profit from it. Almost doubled my earnings during the pandemic. And no, we never got any assistance from either of the stimulus package.
Cannot speak for other landlords, but the new Biden moratorium will not affect us any. Still glad Joe beat Donny.
One would suspect that higher-end rentals and in places with certain industries and states (ie. Not Las Vegas) would have escaped this problem a lot more easily than others.
It sounds like you might be dealing with wealthier renters or ones with assets or jobs that were unimpacted while others at the lower end of the renter spectrum are getting hosed.
You seem relatively unsympathetic to other renters where the govt. has basically seized their asset indefinitely and even admittedly unconstitutionally.

It is not that I am unsympathetic to others. It's that I see the moratorium as something that happened, which it did. Sort of like a hurricane coming through your town. You can either bend over and take it while cursing at it or you can figure out how to profit from it.

Can you give us some examples of what some of the bankrupt landlords COULD have done? Because I'm not understanding how if say....I have 3 renters and 2 just stop paying completely and I rely on that...how do I work around that?
First thought would be that you offered a buyout and then increased the rents or found some other way to get the non-payers out. I'd imagine state and local laws could play a part too.
What % roughly of your renters just stopped paying?
P.S. Not viewing you as unsympathetic, I'm just doing something bizzare for the P&OC forum and actually trying to learn something. lol. If you dont care to share too much I would keep a PM in confidence or you could point me to a youtube guy that had a similar tactic etc.
The Congress approved Cares Act signed by Trump created the first moratorium on evictions of Federally subsidized housing
The CDC has placed and extended eviction moratoriums in September, December, January, March and June and done so regardless of who sat the oval. This has created an enormous back log of pending cases in courts that will take years to clear, in some areas.
I know several private landlords who have cut their losses and paid non paying tenants to move out.
I also know some private landlords who previously chose to rent Section 8 and have been paid in full by HUD and grants to make up the difference.

What is your secret? I can't imagine that having deadbeat renters squatting in your properties is the ticket to financial success.

I kind of feel bad for everyone involved in this. Don't like to see millions homeless, but....
this has been a hardship and burden on Landlords too...if the Fed Government was going to do this in the first place they should have only done it with the clause that Landlords were paid up front by the Government until this whole disaster subsided....Landlords often have mortgage payments to meet also. That is/was an unfair burden for them to hoist on the Landlords. And this is going on for so long, how are tenants ever going to catch up on this large amount of back rent. It's good if the Fed Government is going to help, but they should have done that a long time ago...without so much paperwork and red tape!
