Main Street Ingredients, a La Crosse company that manufactures and distributes food-processing ingredients, has been selected to buy the “opulent” Chateaux on Central brownstone project in Phoenix for $7 million.

The project was designed as 21 five-story residences with private elevators and rooftop terraces. The announced prices ranged from $2.8 million to $4.5 million per unit

I negotiated a sale Saturday on a 6500 sf warehouse with office space..

Property previously sold for $400K
Appraised for $325K current market
Listed for sale for $197K
My price $17,600.. TOTAL... Check was cut within 10 minutes.

I'm currently also negotiating the purchase of a $100K note on a $200K home, my cost on that deal, $20K-$25K. The note has a balloon due in 6 months. Dont care if they pay the balloon, or default, I'll be happy with the returns either way.

Its definately a buyers market for those with cash and can move fast.

Worst part in Phoenix is that you buy this empty and somebody is building another across the street.
