Again. Thank you all for your help. For my house in Tradition, all my neighbor's property value went up too. Since it only went up around $2000 to $4000, I didn't bother to file an appeal. Regarding the condo, many realtor friends offered their help. The property appraiser's office is also willing to help. They will email me the study they did on my condo. Then negotiation will proceed from here...

not to keep asking but maybe I am asking incorrectly ... But can the taxes of a homestead property go up a MAX 3 % per year OR is it the homes assessed value that can only rise 3 % per year ??

Please help me here. I just read about the 2010 tax increase to $5.47 per thousand. If you take a $300K house in PGA Village that is under homestead exemption (now $50K) you get $300K - $50K / 1000 X 5.47 = $1367.50. That's not remotely close to the first post in this thread where the house is roughly $366K and the tax is $9500. Quite a difference $9500 vs $1367. Help me with my math someone, the $1367 is too low and the $9500 is reeeeediculous. Oh, now I see there's a St Lucie rate of 6.7512 and that tax would be another $1687.80 bringing the total county and city property tax to $3055. Still, not close to the number above. Thanks, Jim

This is only one aspect of the property tax (City tax). In my case, for 366K, the city tax is 2087.91 ($5.70 per thousand). Then there is SLC general fund, $1140.40 ($3.1 per thousand); Law enforcement for $1398.31 ($3.8 per grant);erosin dist, $38.28; mosquito control, $74.47; county parks, $95.71;county transit, $34.47;public school, $3280; Water managment, $259;other (fire dept and children service), $1200; Voter approved debt service, $22; Total, sweet $9568.

My taxes oddly enough went down slightly again. Don't know why. Since it is not my main house we don't even have the homestead exemption but are paying half the taxes we are in Miami-Dade

Didn't the same measure that capped appraisal increases to 3% on homesteaded property cap increases to 10% on all others?

There is a calculator on the SLC property appraiser website that can give you a general idea for tax purposes.
