We are looking for a 55+ community and exploring the Port St. Lucie area. Seasons sounds promising with low prices on clearing out the Levitz homes and the town of Tradition. Does anyone have any information of the development and general area - we have not checked it out yet - planning to go in January for a visit - Any Chinese drywall problems, etc. Any info on communities in the area, etc. would be appreciated. We'd like to be moving for my husband's 62nd birthday in July. Thanks for your help!

I live in Tradition across from Seasons and have sold in there as well. The new developer has taken the homes that were in need of being finished being built and completed most of them. Prices are awesome compared to what they were selling for before.

Some did have Chinese drywall in various degrees and the developer states that they have gone in to every home (that was already drywalled ) and had it tested throughout. If there was Chinese drywall it has been replaced and whatever needed to be done was done. Their contract states whatever warranties etc. on that.

Their contracts are also "cash only" contracts with 10% down. If you plan to get a mortgage, the contract is not subject to that nor any inspections by your Lender.

The homes have all impact glass, gas (which is rare in this area), and various interior upgrades depending on the house. Some come with all tile floors, upgraded appliances, upgraded cabinets, granite instead of mica counters, and various other items.

They have a newly completed pool and clubhouse area which the existing homeowners did not have before.

Season is part of Tradition and the HOA includes lawn service, basic cable, Internet, etc. Shopping is right here for just about anything you need.

Personally, I have not taken any client in there that did not love it!

It is my belief that people looking to purchase a home in PSL, West Palm Beach or in Florida really should hire a home inspector. Regardless of what any former owner would say I would still require a home inspection. Finding Chinese drywall will destroy a family and their living conditions.

New home or not, please get the home inspected. I believe buyers need to verify that the home inspector is licensed and insured (specifically for Chinese Drywall Remediation), but be sure the home owner and township becomes aware of the findings concerning the Chinese drywall.

I live in PSL and our builder says we do not have the drywall but we insisted on checking it out and hired a home inspector for ourselves. We do not have Chinese drywall. Good luck.

Anyone purchasing can and should have a home inspected for Chinese drywall, including the homes in Seasons. They are very up front about having it or not and what has been done.

I also do not work for the builder/developer.

We will get a home inspection before buying. Are there any other 55+ communities in the area worth checking out?

The only other 55+ communities around are Cascades wiith single family homes - lowest on the market at the moment is $125- and Kings Isle - lowest on the market at $69,000. Both off of St Lucie West Blvd.

There is also Savannah Club with manufactured homes.

Wasn't Cascades a Levitz venture as well? My husband has a friend who owns in the Savannah Club and we will take a look, but I don't know about manufactured homes. King's Isle I hadn't heard of.

Seasons will be a beautiful community but like every other unfinished community there is a long long way to go in the current Real Estate market. The majority of lots are undeveloped and I do not believe the clubhouse has been built. No clubhouse equal no activities and that is a big reason many people move into them. Cascades and Kings Isles are in St. Lucie West area. Cascades is completely built out, having been completed in 2007/07 with a huge clubhouse and all the amentities you expect in a 55 plus. Seasons originally started by Levitt would have looked like Cascades. Kings Isle is literally next door and is a slightly older 55+ community with a mix of attached villas and single family homes. Both are nice communities, totally completed having guard gated entry that have well kept homes with good pricing. If you interested in a manufactured home then Savannah Club is a good choice and stands out as the best in 55+ MFG homes. Decide why you are moving into a 55 plus community (price, location,amentities etc) and that should help you determine which one fits you best.

Sorry JimT7406, but your information is incorrect about Seasons clubhouse not being built if you read my post above. The clubhouse and pool ARE open and being used by the existing owners with activities happening.

There will be another larger clubhouse built later on when the development, which is quite large, is completed being built out.

I know someone who was going to buy a home in seasons..was under contract...had a home inspection done and found out that there was some chinese drywall in the house. Whatever comes out of the chinese dry wall ate away at the refrigerator coils, plumbing and electric. Needless to say they got out of the contract and since then the house was torn down along with some other houses in the area..GET AN INSPECTION!!
