Is anyone familiar with East Lake Village...there are many
good deals there on 3 year old 1500 sq foot homes? Is this
a nice area to live in? Why so cheap...Chinese drywall possibly?

East Lake Village has a lot available. Lots of rentals. Some with Chinese drywall. It all depends on what you are looking for and what you want to spend.

Location is great IF you need to be along US#1 Otherwise.. you might want to look further west.

The last time I showed East Lake Village homes.. ..some had chinese drywall in them at that time. I don't know if the ones available at this moment do or not. You would have to check each home. East Lake Village does have an additional assesment from the City over and above your basic taxes.

I am a Realtor and have shown 100's of properties in ELV. When I'm touring, I take the time to view the copper wiring on the air handler and have NEVER seen an instance where it appeared to be corroded.

On top of that, I've sold many properties in ELV and have had all of my customers get a professional inspection. None of them have ever shown that they had defective drywall after a thorough inspection.

I have to disagree with FlaLadyB. I called and spoke with her today and she states that she saw signs of defective drywall and it had an odor. But she did not have a professional inspection of the property. And this was only one case - not multiple.

I've also called a few other Realtors who do extensive work in ELV and none of them have ever seen defective drywall in any of the units.

My mother-in-law lives in ELV, I own two investment properties, and I have about 15 friends and associates who live here and - AGAIN - none have ever had problems with or have heard of instances of defective drywall.

I would only believe that ELV had defective drywall if a professional inspector had uncovered it.

Nope.. we did not go after a home that showed signs of Chinese drywall, so no, it was not inspected by a paid inspector. BUT, since I have SEEN and SMELLED Chinese drywall and know what to look for....the black on copper pipes on the a/c unit, and even carry around tools to undo light sockets and check the copper wiring if I can't get to the a/c unit.. I don't need a house inspected to know we don't want any house that has a possibility of being there - with or without a paid inspection. Some Chinese drywall doesn't show up or isn't found till later. You should know that as well.

Mold is another problem we saw in a number of the units in East Lake Village - you yourself admitted that too.

I would advise anyone who is looking to purchase ANY house that was built from 2005 on to be inspected for Chinese drywall... no matter what.
