Flood Plain (Vero Beach, Christmas: insurance, house, beach)

Has anyone had problems with flood plains in the Vero Beach area? It seems the flood plain squirrels around all over the place. It's in some parts of sub-divisions and in the same sub it's not. Just wondering. I know it makes a big difference in the insurance rates if you are in a flood plain area!

Well, you have to understand that the waterways in our entire area roam all over the place. We don't have just a .. beach.. and a mainland. Our rivers run inland .. a LOT.

I am not exactly who to contact in Vero but in PSL we contact the City Engineers office and he can tell you if you are prone to flooding. An even more accurate way to find out is to ask long time neighbors of the area. They know better than you.

My Wife and I spent Christmas in Las Vegas and the first two days they got 1.5 inches (yes thats right) and peoples homes were washing into the rivers and streets were flooding, cars and people being swept away. One would never think that something could go on but it can.

Just days before we closed on our house was the last big storm. I think it was something like 12 inches of rain in 24 hours. Our surrounding area flooded but not our street. We got the flood insurance the first year but decided against it since. We may come to regret it at some point but from where we are the water would have to rise about 8 ft to get to our house. That is something I just don't see.

The canal system is there for a reason and I think they want to keep it as natural looking as possible which is a lot better than sterile concrete canals like they have in Las Vegas.
