I think it's all very regional with some subdivisions holding their prices better than others. Sold our house early this year, 2011, which we purchased in 2005 for a few dollars more than we paid for it.

This is exactly what we're purchasing -- 3/3 with pool in central beach for $275K.

Good price in a very desirable area. Dont know exactly what street and block you are buying but there are only excellent and good homes in central beach. No where is undesirable.

This is the best description of Central beach without supplying a map. Use any online map service to see exactly where Iris and Live oak are located. Areas North and south of Central beach on the barrier island are generally newer gated communities and have very little if any commercial properties

Central Beach refers to a neighborhood on Vero’s barrier island which is centrally located near the Marina and the Barber Bridge. Running from Iris Lane north to Live Oak, it is comprised of a grid of streets, many of which are named for trees and flowers. Set between the Indian River and the Atlantic Ocean, Central Beach includes Riverside Park with its USTA tennis facilities and boat ramp, Memorial Island, the Vero Beach Museum of Art, and the Riverside Theatre complex. It is also the location of Beachland Elementary School. The central business district is home to a collection of posh boutiques, hotels, restaurants and offices. Central Beach is frequently host to art shows, parades, and festivals, making it the hub for activity on the barrier island and reinforcing its welcoming village feel. The beach itself can be accessed through the lovely oceanfront Humiston Park, Sexton Plaza, and the boardwalk at the north end of Ocean Drive. Coveted for its quiet residential streets, proximity to river and ocean, and the casually elegant style of Ocean Drive, Central Beach succeeds in retaining its small town character while charming residents and visitors alike.

I'm in Central Beach and it's awful! Don't move here, it stinks, stay away please!
