Unless you live in a gated community or a HOA-run development, that is PSL in a nutshell. That is why I like Tradition!! You have to drive Gatlin or I-95 to get there, but there is no blight once you get in. I'd look towards Stuart or Palm City if you don't like Tradition.
I currently live in Martin county. However, I sometimes get awestruck at some of the amazing deals in PSL. River Place seemed too good to be true b/c the houses were so cute and a great price...but like they say, if something is too good to be true it usually is. Like I said earlier, River Place and the immediate surrounding area is nice. But the drive to the neighborhood is not. And unfortunately, there is no other route to River Place unless you're coming from the north. Bummer.
I agree, Tradition is nice and I like that it is located right off of I-95. I heard the HOA is going broke though...is that true? I REALLY like PGA Village too.

That question would be best answered by FlaLadyB. She lives there and would know better than anyone else. I haven't heard anything like that. I would think that would be right up there in the news if it were true though.

We live in PGA Verano....it is a beautiful community , well maintained and not a very uptight HOA
Tradition is made up of 8 different HOA's... and no.. they are NOT going broke. The sales have been strong and the foreclosure and short sales go fast. The people moving in are owners who will be paying their HOA dues.
My husband and I noticed a cute house in this neighborhood and wanted to get your take on the it. It looks nice...cute key west style homes with a community boat ramp, etc. It's off of St. James in between Midway and Floresta.
Are the schools in the area good? Good neighbors? Are there any "rough' neighborhoods close by?

These houses in River Place are beautiful! We bought there almost a year ago and love it. As far as HOA is concerned you will being paying a lot less here then in other places including highly priced HOA's in Tradition! There might be some adjusted HOA fees if you want to make changes to the home and lot.
You look at any community you will find homes that have been left do to the economy and repos etc but we have not found it to be bad.
We love our neighborhood and neighbors, many community activities.
These are very well built homes if you get a chance walk through one and find out for yourself.
Can't give you any guidance on the schools but PSL and many other communities around have not had good reviews.

Lets have a little more action on this site. A lot has happened since 6/2012--latest posting.
We purchased a great place for 1/2 price in River Place. The community cannot be gated because of a county park on the property. The only way into this area of PSL is by way of Midway, Prima Vista and St. Lucie Blvd. --all going West. It's a great community to live in and it's not a 55+ community. There has been an influx of new homeowners. People get into their 80's and cannot keep up with their properties anymore and need to be closer to their family. Some of the original owners are now leaving. I wish more and more people would come down from the north and obtain these homes which are only about 8 years old now. HOA's are not bad. Remember board members are volunteers and put up with a lot from homeowners. Don't give them a hard time. In my community lawns are maintained and there is no need to stick around. Go on vacation, take off for the weekend. It's Florida. Live a little.
Tell your friends to come down and get a second home. One thing though, have a job or be retired or semi-retired. We don't want to support them. I see this area of PSL expanding in the future. Let's hope so. The homes you pass to get here are early Florida ranches with single car garages. Perhaps people lost jobs, are elderly, or lost their homes. They may be lacking repairs or paint, but I would not say it is a Ghetto. We aren't talking about major cities up north. This area wasn't developed until 1962.
Get some new postings out on this site. It doesn't matter where you live, just be happy.
I agree that River Place is a great place! We bought a beautiful home there last March. We currently live in Michigan and are selling our house up here in order to move there. We visit often and love the home, ambience of the neighborhood and our neighbors are lovely. There is a nice sense of community in the neighborhood. I don't regret our decision to buy at all and can't wait to get down there full time.
