May be the people who are dumping gold are looking for a place to stash their money. I think owning a home is a good idea. I want to keep mine but circumstances makes me want to sell eventhough I can afford to keep it and wait. BUT, if someone makes me the right offer I would sell in a minute.

If you want to be an impulse buyer great, but have lots of cash as no bank is lending you money because you have to have THAT house at any price. As a buyer you need to deal in facts and leave emotion out of it. The sales in the Belmont for 2011 were from $45 and $75k? Since 1/1/2011 I could not find any closed MLS sale over $91k? If there was a bidding war it surely would have been listed on MLS. As to identical properties sitting side by side with a 60k difference you can pass the info on and I am sure you will get the explanation. Going solo in buying is okay if you know all the facts of where the market is.

Okay. I checked my email folder and find an old email from my realtor who is my neighbor regarding Belmont properties. The email is dated in 2009 so I am totally off. Time passed too fast for me!!! In addition, I was just giving an example of an impluse buyer. I am curious now whether it was closed. Well have to find the address first.

The original poster is contemplating the sale of a above average priced home in excellent condition without distress.

I went back and read all the posts and now realize you were referencing a poster who had used Belmont as a pricing example. My mistake. But... it still bears the question, how is Belmont a legitimate comparison?

Sorry about that. I guess my focus got a bit narrow.

I was just giving an example of an impulsive buyer following Harry's comment. It really has nothing to do with Belmont itself. It happened several years ago when the market was in rapid decline. The condo I was talking about was closed around 85k again according to my realtor.

I own several properties. Some of them I bought impulsively. ...In this market, if the low inventory persists, the impulse buyer with cash will contribute to the rise of housing price. jMO

In addition, the PSLhomie was asking about opinions of others in addition to a realtor's opinion.

Please quote my whole post when you refer to my post. I mentioned it as an example of an impulse buyer. I said it happened two years ago. It actually happened 3.5 years ago. it has nothing to do with the price info in 2013. I simply gave OP my opinion. Useful or not will be OP's decision.
