I have been reading the real estate market is improving in PSL. Are vacant lots selling again? I noticed they dropped quite a bit since the bubble burst. What are they selling for now and are investors buying them again yet? Just wondering.

I recently saw a 75' x 100' for sale and they were asking $30k. Are they NUTS? Every street as far as I can see here in SE PSL has vacant lots and a few for sale too.

Last I checked you could have your pick at lots under 10k. I know these were going for like 90k at the peak of the bubble.

There are some lots going for $5000 -- just have to find what area you want and I can do a search.

No, they are not all being bought by investors, many are being bought to build on again.

Can you message me with a list of lots that have sold this year and at what price. I would like to see what has actually happened with sales. Thanks.

ah ..no..since there are 221 lots that have sold this year in ALL prices in ALL of Port Saint Lucie.

That high number alone says something.

Between 0 and $10,000 there were 145 lots sold.

I am amazed at how tiny the lots are here in FL. You would think that with all the land available to the west that the builders would give you at least 1/2 acre. I've never seen lots so tiny. We're sitting on top of each other in my development! I've seen some places where you can almost touch the next house over while touching one. It's crazy!

It's good in a way. The more undeveloped land the better.

Standard size lots are 80x125 - not too bad actually if you compare to some places.

Many times people buy a double lot.

Developments/communities where a builder builds are going to have smaller lots since they are trying to keep prices down in every way - lot clearing, water/sewer lines, roads, etc. Then keeping the prices for upkeep low later when there are homes and HOA's - homeowners footing the bills for lawns being kept, roads, etc. It's all logistics....and money- the cost of building.

Curious about a lot I saw on Hutchinson Island near the Yacht Club on Binney Drive. Listed by ABC looked like a 50/60x80 ft deep lot on the island for $39k. Sounds cheap for an island lot.
