100% Jerseyman. When I was browsing for a home I remember constantly "testing" the realtor and asking how much she thought I should offer. On every single house she told me that I should offer higher than list price...even ones that needed serious work. It's one thing if a bidding war ensues and a completely different thing to offer higher than list "just because".

I am getting so tired of seeing the whining from realtors about how they don't get paid unless they make a sale. SO WHAT! That is not our problem. If you do not like that requirement of being a realtor then find a different job. Nobody forced you into that profession so stop bringing it up already. It's nobodies concern or problem but your own! The realtor I used was even ignoring some of my basic requirements. We specifically said we were not interested in having a pool at all and on every single house we saw she said "Oh and look the backyard is big enough that you can have a pool put in".

Also, the funny thing is that one of our requirements was we did not want to live in an HOA. We didn't know at the time but the neighborhoods being shown to us were in undesirable neighborhoods. They were either far from common amenities or just had a large number of old/unkept homes surrounding them. Out of sheer luck & coincidence after dropping the realtor we ended up in a very nice neighborhood right on the border of St Lucie West.

When we first contacted the realtor we told her we were interested in a specific house at a specific address. We found out after contacting the realtor that it went under contract so we started looking at other options. Well the home ended up back on the market and the realtor never even notified us! That was a deciding factor in dropping her. Ironically we ended up buying a house with the same exact floor plan / square footage as the original house we wanted when we first contacted the realtor and found/purchased it all on our own.
