Looking to rent my house out. I will be located out of state, and debating on whether or not to hire a rental management company?

What would be some of the benefits of hiring?

I know my house inside and out, and if something broke, I could certainly field the calls to the right people.

Seems like a rental company's want 12-15%
Not too much, but at the end of the year... That could be a brand new AC system.

If you lived here, I would definitely say do it yourself. My Landlord and I did away with our management company as soon as their contract was up. They did nothing other than take our money and provide a rental contract. I do consider myself a non-typical renter though. We take very good care of the house and pay every month on time, if not early. My Landlord won't have to worry about eviction or damage to their home. That would be the biggest issue for me. With you being out of state, problems will occur. The last thing you want to deal with is a crappy renter that destroys your home or up and leaves without paying. Heck, just trying to evict renters is a huge hassle.

I think you'll be best served getting one. The 12% is well worth it if and when problems arise.
