New homes from Adams or the older side? I really like the area, and I have a friend that lives in a development not far from there. There is a big transmission line that goes thru there from the power plant. The new development looks nice though and seems very quiet.

Which side? The KB homes would be on the lower side of quality with some homes on the western side being built from multiple builders, some of which are good to very good.

The area itself is nice. Only issues is the smell from Tropicana and the dump from time to time getting blown down. You can hear the train and the turnpike at night as well if you're outside. From what I recall it would be a few days a month you'd get that smell. Sometimes a little more, sometimes less depending on prevailing winds.

We lived on Windy Pines Ln and built with GEM and were mostly happy with the house and the neighborhood. The western side of Windy Pines (2 sections there between volucia) are nice. Lots of really nice people living in there.

The smell from Tropicana you get occasionally is Orange Oil...and actually its not bad

We thought about buying in there years ago. The homes looked nice (don't know about Adams). Do they still have the HOA?

IIRC when we were there it was $600 for the year. You don't get anything except the grounds beautification and the small set of rules in there which were pretty standard and non invasive. The guy that was running the HOA, Steve (I forget his last name) is a quality, honest fella. Good man. Not sure if he is still running things there or not.

There are other areas in Torino that are nice just like Windy Pines without the HOA fee.
