We are coming down middle of december to tour sebastian, vero beach, PSL areas. This has been the top of our list area for relocating. The 2nd on list was north port/Port Charlotte. However, I have heard home prices has skyrocketed over there.. this was from a realtor when I asked if we can afford a home there. She said we need to up the budget 10k. She said inventory is limited and goes fast. That makes me nervous about finding something.

anyways, wondering if anyone on here knows if indian river/martin counties are doing the same? We have been watching realtor/zillow sites like hawks the past year and do see things pending quickly (which is fine) but we have always seen nice homes in price point. We are not expecting a mansion by any means but a decent home (even a fixer is fine) in a decent area.

Budget is 120k cash (will paying cash give any advantage, or does it matter?) We plan to buy mid to late next year. Anyone know about this area?

This might be a better source than the internet places. Looks like some homes in your price range available in Vero Beach. Don't know the area well so don't know if located in desirable areas or not.

Thanks for the link, ill check it out.

yes, I have seen quite a few and many nicer looker homes but no idea about area until we get down there to look. i have read that vero doesnt really have any "bad" areas but just less then average. I just hope prices do not continue to increase (if they are) before late next year!

Something similar to these homes is all we need as long as its decent neighborhood..

Have seen a couple nicer homes in budget in vero lake estates. Is this a decent neighborhood?

You'll be able to find a home in your price range in the Vero/Sebastian area. If you have a question about a particular neighborhood, dm me. I'm sure there will be homes in PSL also but I'm not as familiar with that area.

try a little south towards north vero beach, there are some homes in the 160's or 170's with a pool, 7-10 minutes from sebastian.

I used your link Rabflmom and asked for a 3/2 from $40-125 no other specifications - in Port St Lucie. It gave me only 2 homes.

I used my MLS (which is not connected to Indian River since the Indian River MLS does not SHARE information with the rest of us) with the exact same criteria and got 13 homes - not including any in Ft Pierce.

MARTIN County is out of your price range unless you plan to spend a LOT of money fixing something up -- Martin County is Palm City, Stuart, part of Jensen Beach, Hobe Sound.

Buying for cash means a faster closing. If you are thinking of buying a house to fix up -- only think cash as most lenders won't finance it. To a Seller if they have several people looking at their house and you are one of them, yes, we will take you first as long as its not an unreasonable offer.

It will be a different market mid to late next year. It is a waste of time to research the price now. You should look at the market when you are ready to buy. If you look at the price now and the price goes up by then, you might feel regret and don't want to buy any more. Not to say the opposite won't happen.

Thanks for all the comments. We can go up in price but hopefully we won't have to. We also are considering a earlier move. There are just a lot of factors and process to get through. We have rental properties plus our home to sell(sold 2 so far). We just want to be realistic with pricing.

Flaladyb - when I search sites like realtor for our budget it shows 128 properties.. Is something not right with that? I know it's not as well updated, I'm sure things are pending but it does show there's homes out there for 125k or less. Right? Sorry, I am just not sure how that site vs the site you searched are different.

Here's houses in PSL I like..
2173 sw Gemini LN, port st lucie fl
842 sw Jennifer ter, port st lucie fl
3357 sw mc Mullen st, port st lucie fl

Just looked and picked a couple that would maybe work for us. I know they may be pending now, but to me would mean there's houses going up on the market for under 125k.
