Hi all! We're moving back east from California and love Florida. We're retired and looking in the Sebastian and Brevard County areas. I love that Sebastian has low crime and seems to be a nice quiet place to retire. We're looking to build, low HOA or better yet none, a little room for the dogs to play, maybe closer to 1/2 acre or more.
I would love any feedback! Thank you.

Sebastian is a good option if seeking low crime/quiet though would suggest not putting too many eggs into the "low crime rate" basket given it would eliminate many options as good, if not better. High crime areas in Florida tend to be very pocketed from the general population, so one or two such pockets could render an entire a zip code into "most dangerous" status which is ridiculous if one were to actually visit and see for yourself. I would urge you to also consider Northern St John's County (north-northwest of St Augustine) which is also a low density area with larger lots and what is generally a quiet/low crime area with easy access to Jacksonville's amenities which includes excellent medical facilities at the University of Florida Medical Center and the Mayo Clinic. Even though you're perhaps in good to excellent health now it would be wise to plan for when you need it. Anything truly quality with specialist care is going to be a pretty good schlep from Sebastian.

Check 32940 zip code and search for Suntree and Viera sections of Melbourne. There are many developments with very low HOA fees and low taxes. Just expect to pay 275k to 350k for a nice house. When search listings be sure to zoom out on the map views to see how close the house is to 95 and the train line that parallels US 1.

I just spent a couple hours on the weekend driving around Sebastian looking at homes my brother was interested in. Sebastian is much more rural. There are several developments in the area but homes are jammed together and have 20ft deep front yards. I did see a couple others with much bigger lots but then the price goes up significantly.
