I was ooking at online Listings and came across some SF Homes of interest in the King's Isle section. Does anybody have any feed back on this subdivision ??

It is a fantastic community. I worked there for 3 years before moving out of the area. Great clubhouse with a lot of activities (pre COVID). The property manager is top notch and does an excellent job. Plenty of shopping and restaurants nearby.

Thanks for the response Flo. The online photos look like it's a nice place. Would you happen to know what the monthly HOA fees would be ??

BTW -- I haven't seen FlaLadyB post here in a couple of weeks. She's been very helpful to us in the past with quick answers to our questions......is everything all right ??

There are 7 “isles” in Kings Isle and each has their own HOA fee as well as the Common area HOA which includes the clubhouse and other amenities. It used to also include a very good Comcast tv package. Don’t remember if internet was part of it or not. 3 years ago, it was just under $200. I think the Isles range &100-$125 depending on which one. Things may have changed but that’s a starting point
It is a very active community with lots of clubs. Plenty of events by the clubs. The clubhouse also offers monthly dances and other events. I know COVID has changed a lot of it but I am sure events will pick up once things get better.

So, about $200 per month for the amenities, including a Comcast TV package ?? Sounds reasonable. Wound that include the Lawn Maintenance ??

May I ask what the approx RE Taxes would be for a 2 bed 2 bath style dwelling ??
Does FLA give a discount to Senior Citizens ??

Seems like Flo was saying the Common HOA fees were under 200 plus the individual HOA fee for each " Isle and that was 3 years ago , so based on what Flo wrote ,monthly well over 300. Just call and ask to get the current information.

I just looked at the 9 current listings at Kings Isle and the listed HOA fees range from 302-343 per month. I'm sure that is the 2020 costs and the HOA fees in listing arent always accurate but gives you a good idea.

Even low $300 is good, depending upon what that includes. My Cable bill up here in Charleston is $250 per month with no Premium channels. Time Warner/Spectrum.

I have Realtor com sending me Listings, but they don't seem to pay heed to my price range.

Also the HOA fees depend on if you have a single family home or an attached villa - they're different.
