Planning on building a 3 BR (1500-1800 sq. ft.) house in Harpswell. It requires the partial demolition of a tiny cottage so that it can partially sit within 75 feet of the waterfront. It would have solar to heat hot water. Does anyone have a ballpark figure for the cost of building and can anyone recommend an architect?

Yup, out of staters have changed the geography of our state. Harpswell is not in midcoast Maine. It's Wiscasset to Belfast---unless you're not a native.

Can't help you with the cost or an architect, but I bet you'll have a beautiful home when completed. Good luck!

That's news to me. All of the Maine promotions, websites, tourist organizations, etc. classify the Midcoast as Brunswick northward. Example: MidCoast - Maine Office of Tourism

And any time I'm listening to the weather forecast on the news, when they're giving the weather for "the Midcoast," it's from Brunswick to Searsport.
