I know Westbrook has converted mill buildings, but does anyone know about rezoned/rehabbed industrial space converted to residential lofts in our around Portland? I'm not interested in new construction, but something with character.

They are going to be pricy in portland compared to westbrook.

There are also some condo/apt type places less expensive on silver street - but you'll just need to do some searches to find them. oh here...found one:

I can tell you about this property 1st hand. Maybe you could talk them into making it a residential rental, at least one of the floors....I suggest the 4th...it a cool space..

There isn't much around Portland, but there are new and newer builds that are loft like depending on what you want to pay.
