I mean where shouldn't I move to or venture out to at night. Does Portland have such a section? Totally ignorant here and appreciate any help!

The only real dicey area is the (West) Bayside neighborhood.

What are people’s thoughts on Parkside? I have seen that noted in the past as a place to avoid (living). Has that changed?

45K is doable if you are patient. You will likely be looking at a nice studio apartment or a 1BR apartment off the peninsula. Studios currently run $800-$1200 and 1BRs between $1100-$1500. You can also pay more if you want to rent a new construction condo or have a prime location on the peninsula.

I lived in the Parkside neighborhood for 2 years, from 2015-2017. I loved it.

I was at the corner of Park Ave and State St., right across from Deering Oaks Park which was great for my 2 dogs. I could walk to work and take a quick walk downtown whenever I wanted.

I rented through Port Property management for 2 years, check their website they update available spots almost daily.

They sometimes have studios located on the peninsula (right in the city) for $850-1000 with ALL utilities included. Even free basic WIFI. These are small 400-500 square ft spots so depending on what you need they could work.
