Good family oriented area, old small expensive houses/lots, reasonably close to downtown, close to the river.
Pretty much a typical kind of close-in SE neighborhood.
Also check out the Westmoreland and Woodstock areas.

We will be renting for at least two years. I have seen plenty of very nice houses for under $1400/month in Portland and surrounding areas/suburbs but from a significant distance it is all a bit of guess work.
Thanks, I will search those other areas, too.
We are not confining ourselves to immediate and instant access to downtown Portland. We just want to be in a nice neighborhood.

Sellwood is a great neighborhood, as is Westmoreland. Jumping over the county line into Milwaukie is usually less expensive, and a nice too.

One thing to keep in mind is that the Sellwood Bridge is going away. It's replacement will be a MAX/Bike/Pedestrian only affair.

That's not true. The rail/pedestrian/bike only bridge is the Portland-Milwaukie light rail bridge. The Sellwood bridge replacement, if and when it ever gets built, will still allow automobiles.

soulpatch - I lived in Sellwood for 2 years and loved it. My absolute favorite neighborhood in Portland. It's quiet and reserved, close to the bike path that connects to downtown, there is a New Seasons right on Tacoma, and McLaughlin Blvd. is a 20 minute commute to downtown at the worst times. I would say that Sellwood is like a town unto itself - it's far enough from the "hip" areas of Portland but close enough not to be considered a suburb of Portland. If you find a house to rent I'd take it immediately.

True but the Max/bike/ped bridge is supposed to be going in down by the OHSU tram, in between Marquam and Ross Island. It wouldn't be a substitute for Sellwood at all.

Seems like the Sellwood options are leave current bridge open until it falls down. Replace it with another car/bike/ped bridge. Or Close it and not replace it at all.

With Clackamas Country voting to not through in money for the Sellwood replacement last round, replacement is pretty far away.
