Hi,

I'm looking at possibly relocating to the Portland area from Florida - job would be based in Wilsonville. What are good areas to consider for buying a house (3-4 bedrooms, $350K-450K - not objecting to anything less expensive either... )? Needs to be kid (toddler)-friendly, close to parks, outdoor activities (running, mountain biking, hiking, etc.), prefer an area with walking access to (small/unique/not chain) shops, restaurants, "downtown" village feel....

Rent first! Do NOT BUY A HOUSE! If you end up not being able to stand the weather, you won't have the burden of a house in a down market in an area you don't want to be.

Since the job is in Wilsonville, rent there and explore the area. You can also look in Tualatin and Tigard which are nearby.

Wilsonville though does not have a "downtown" village feel at all IMO. For that you're going to need to look further north like in Multnomah Village, or east in Lake Oswego and Oregon City. Most of that area is new strip malls with "lifestyle" centers and dense living.

I agree with hamellr. To his list I would add Sherwood. Housing prices are still dropping, you will have lots of time to find the neighborhood that works for you. Our bubble blog isn't particularly active but you may want to read it: Portland Housing Blog

Find a home where you can take through streets to work, not I-5 because the stretch from Wilsonville north is prone to back-ups. I wish I could give you the inside scoop about neighborhood vibes in that area but is just isn't my stomping ground.

I know that moving with small children is a PITA but it is better to move twice than make a purchase you regret.

+1 on Don't buy, rent. There are more houses than ever available. I've met folks from Florida who were excited at first, but after their first winter, couldn't handle it. Buying a house now is for long-term owners... you'll lose money if you stay less than 6-7 years, in my opinion. To give you an example, our place is worth 10% less (according to Zillow) than we paid for it 10 years ago.
