I grew up in the Sellwood-Moreland area and am returning back to Portland after 10 years. I will be working near 185 & hwy26. My wife's employer is very flexible with telecommuting but their office is near Lloyd Center. I am leaning towards housing in Washington County for a shorter commute, lower property taxes, and in case Multnomah brings back the 1.25% income tax.

Just by google maps it looks like West Haven/Sylvan and West Slope are good possibilities. I am just hoping to get more details on these areas and other suggestions.

Houses under $400k
Short commute to 185h&hwy26 (<25min?) Start time between 7:45am-8:45am
Wife's work location both flexible and variable.
I like the idea of being close to Sunset TC for visiting downtown.
Well taken care of older homes ('30s-'40s) or newer homes are preferred.
I enjoy neighborhoods with trees like inner SE.
Parks, trails, and sidewalks are all big pluses.
15-20min walking distance to anything (coffee, grocery) would be nice. I like the idea of biking into downtown but after being hit in a crosswalk while walking in Honolulu I am gun shy of shady routes on foot and bike.

The handiest RE tool I have found is John L. Scott's. It maps homes meeting your parameters for sale on a map (Google's?). Click on the house and the listing pops up. You can move the map to the Sunset Transit Center and see the listings.

Not many 30-40's homes in the area you're looking at. The Tualatin Valley was mostly farms before WWII. The Post War Era saw a housing boom of course, but most of that is 1950+.
