You might look at Milwaukie. It's less expensive, and the city itself is a nice little walkable area. Schools are good. Light rail is on it's way, to open in 2015.

I agree with whoever said Kenton. I like that area. Not sure about the schools there, though. But from looking at Redfin, though, I'd say your best bet in Portland itself would be the Woodstock area. It's a nice, walkable area, and lots of listings in your price range.

I was just walking around Woodstock yesterday, had the best hot dog of my life at Otto's.

I also recommended Kenton, but yes, I don't know about the schools over there.

Woodstock is becoming an EXTREMELY popular neighborhood.
For years it was overshadowed by East/WestMoreland and Sellwood, but now it's coming into it's own.
It's a great neighborhood to live and raise a family in.

If you want to buy in Woodstock, do it now, before you get priced out.

I have to add my two cents to Kenton; if I was buying, I'd strongly consider buying there, while prices are still good, particularly if I had a car. It is truly an up-and-coming area.

for what is is worth, We noticed property taxes are quite a bit cheaper outside Portland/Multnomah county as well as more bang for the housing buck.

While that's true, don't forget the costs of commuting both time and money wise, particularly if you have kids in daycare, the costs of needing an additional car, etc. (this is assuming you're commuting into Portland for work).
