It's important that the school district is ready to accommodate the new students as Bethany got caught off guard recently and the K-8 snd Stoller became overcrowded. That is partly why my family decided to look into South Beaverton instead and feel like we dodged a bullet. I hope Hillsboro is ready!

So many people here are gonna lose their shirts when they realize they are paying $100K more than they should for these dumps that people here call houses.

Rents are purely market driven. When enough units are added demand will address the issue. I do agree that tenants need to be given longer notice of increase or eviction in this market.

Maybe. All I know is my house has been on the market for 45 days and no offers. But I've heard of other houses going pending within days.

What general area is the house and what price range? In the past 45 days MANY if not most homes were selling over the list price. That nonsense has slowed recently....

We're in the Tigard area and our home is on the market in the lower 300s. We thought it'd have offers right away, but no luck. I guess we put it on the market too late.

Or you priced it wrong. The 300 barrier is real. People are looking <300 and then maybe going above in a bidding war but won't start above 300.

We started looking too late and by July prices in Tigard had increased dramatically. Homes in our price range that would have been listed in spring at $225,000 were $250,000 and by the end of August, $275,000.

Have you looked at the recently sold homes? I'm not sure if the above $300,000 market did the same, but look at before summer, mid/late summer and then now. You should see a similar trend. Anyway, that may give you an idea if you are over priced. If you want to private message me your listing number I can give you my thoughts. I've been watching Tigard RE for over a year because we want to keep our kids in the same schools.

If your house isn't selling you've priced it too high. It's that simple. There are very different markets, as others ave said, major differences between 350 and 300, 250 and 300, etc..

It's the lower end houses that sell in a day. For people with more money it's still a buyer's market; they can afford to look for exactly the house they want.
