My tenant had a 12 month lease on my three bedroom house, and we haven't gotten around to signing the next year's lease, we are both happy with our arrangement and it didn't seem urgent. My tenant is responsible for her own sublet agreements beyond that. My tenant and I are trying to figure out the quickest legal way to evict one of the people she sublets to, she believes her roommate stole quite a bit of money and feels unsafe. I am renting out my house while I'm in graduate school out of state, I'm not a professional landlord and I've only been doing this for 14 months. My goals are to get my house back in one piece and for my tenant to feel safe in the house, what can I do?

You need to talk to a lawyer, and be very careful about believing random advice on the internet.

Sounds like you've made yourself a real mess and don't understand the meaning of landlord, tenant, roommate and sublet. Get yourself a lawyer ASAP especially if you believe there is the crime of theft involved.

You just answered your own question. Stay out of it- it's your tenant's problem. Have her go see an attorney if she needs to and can't deal with the sub-letter.

If your tenant is the master tenant and the troublesome tenant is not on a lease, then all your master tenant has to do is to give the troublesome tenant notice to vacate.

The number of days in the notice will depend upon how long the bad tenant has lived there, and if the property is in Portland, your tenant might have to pay relocation money to the one she is kicking out (or maybe you will have to pay relocation money?)
