I third the vote for Happy Valley- it is very liveable for a growing family - lots of shopping, more affordable housing, good schools, and NO BRIDGES to cross for your commute.
Seriously think through your commute options, even if just a few times a week, there are school events, your kid's sports and extracurricular functions you will be going back and forth to (and if you are too far away you won't be able to just pop over and catch them), etc...

I have even taken 82nd ave up to the airport it can be a lot faster than the major highways, its a "back route" so to speak- wouldn't hurt to take a look.

Those of you recommending Happy Valley, I just looked at Zillows and Craigslist. Median home price and as well as median rent price seems as high if not higher than Beaverton and even Bethany in some case. So is it commute only upside? Or are the actual prices cheaper at Happy Valley than what's being shown on Zillows?

If you are a flight attendant then Vancouver or Camas WA may work best for you because you are working on OR only briefly during the week.

Shop around!
Thats my advice, after the last 2 years of looking at the real estate market in Portland/ Clackamas- and 2 home purchases - it pays to do your homework-

and to the folks who don't think a 3 day a week commute is a big deal- been there, done that-
with a busy family of young children it wears upon you as a parent-

its a true quality of life thing.
(and you pay for that- there is a reason the WA side is cheaper, sorry. I also work with tons of folks commuting in from Beaverton, Vancouver- in a 3 day a week, 12 hr shift setting,
pay the extra premium to live on the same side you work...)


OP if you can't afford it, you can't afford it, but shop around... have your wife shop around - you just have to sift through a lot of realty listings (two of our friends have also bought recently, so thats 4 homes directly purchased in the past 2 years)- I don't think any of them were found through zillow.

Find a good local realtor (and then even then they need you to sift through realty listings, but we always did a drive by to look at homes before requesting a tour)-

am rushing out the door- did you say you could rent first in the area, I would do that-
prices drop greatly in the winter- some real bargains there...

WA also has waaaaaaaaaay better schools than anywhere in the Portland Metro, even Washington County
