Just thought I'd add a topic here for condo sales in Charlotte County since there is already an active topic on sale prices of single family homes.

SoFlGal and other agents may be able to post figures on price and sales figures through 3rd qtr 2011, and going forward. I see many condos still languishing on the market due to: (a) high HOA fees, (b) overpriced due to needing updating/work, (c) high CDD fees on newer units discourage buyers. What price range is selling? Average DOM to closing? Financing? Cash buyers?

Thoughts?

There are currently 633 active condos in Charlotte county. The average price is $220K.

April 8th-May 8th there were 84 sales. The average listing price was $208k and the average selling price was $192K and 207 days to contract.

May 8th-June 8th there were 74 sales. The average listing price was $168K and the average selling price was $154K and 193 days to contract.

June 8th-July 8th there were 59 sales. The average listing price was $173K and the average selling price was $157K and 236 days to contract.

July 8th-Aug 8th there were 60 sales. The average listing price was $149K and the average selling price was $137K and 166 days to contract.

Aug 8th-Sept 8th there were 42 sales. The average listing price was $133K and the average selling price was $120K and 194 days to contract.

Sept 8th- Oct 8th there were 53 sales. The average listing price was $103K and the average selling price was $94K and 238 days to contract.

Condo prices in Charlotte county have been steadily declining for the last 6 months.

Which makes the average current listing price a bit higher than back in April/May when there were 84 closed sales, then declining sales and less inventory most likely due to "off season". In season activity/sales from October 2011 to May 2012 could show improvement. Interesting, thank you.

As of today there are 634 condos for sale in Charlotte County. Prices range from $17,500 for a 1 bed 1 bath 644 sq ft to $1,600,000 for a 3 bed 3 bath 2514 sq ft. The HOA fees vary by community as well as the amenities and ages of the condos. There really is something for everyone looking to buy a condo.
Of the current active listings:
72 condos at $50k and under
167 condos at $51k to $100k
152 condos at $101k to $200k
