Wondering if the housing market has taken its usual hiatus for the Summer months or are things still moving?
Anyone have a feel for the sales of vacant lots? We have had postcards from realtors inquiring if we would like to sell our lots. That is quite a change considering a year ago you couldn't give those vacant lots away.

I'm sure you'll receive more qualified answers soon. Question: dry lot or canal front (FW or SW) as well as zip code for general location? There seems to be a difference between the various areas in Charlotte/Sarasota county (if you're talking about North Port). Also if it is canal front, is there a seawall in place?

According to the MLS - July 17, 2011 to July 17, 2012 # of lots sold
Port Charlotte – 906
Punta Gorda – 347
North Port – 444
Englewood – 101
Rotonda – 193

According to the MLS - July 17, 2011 to July 17, 2012 # of houses sold
Port Charlotte – 1851
Punta Gorda – 1611
North Port – 1694
Englewood – 1016
Rotonda – 295


Prices are going up, inventory is going down. Houses and lots are selling. Things are still moving along even though it is summer. What I have noticed is that buyers are still trying to get those great deals and are offering low ball offers. Sellers are just not accepting low offers. Buyers need to come in at 90% of asking price or higher in most areas. There have been a lot of offers negotiating back and forth and neither party is willing to give. The market is changing.

Thanks Tam: Do you know if these numbers for lots sold are higher than previous years?
Frog Man. I was thinking of dry lots in the area North Port and Port Charlotte more as a general overview of how things are selling. Thanks.

Port Charlotte – 2084

We got a letter too from some agency down there asking if we were interested in selling our lot. I forget what it was called.

We have had two in a month and I can't remember the names either....another senior moment. I take it you are keeping your lot as well. Good call. Judging from Tammy post sales of lots have increased and houses have decreased. Supply and demand I guess.
BTW did you get any rain in your northern home? I seem to remember you saying in a previous post that it was awfully dry up there in Wisconsin.

Oh, it sure is. Still crazy dry here. We haven't seen anything like it since the dust bowl years!! (Not that I was around then!!) This weekend we had brief showers, like a minute or two, on both Friday and Saturday just to tease us a little. All it did was make it more humid!

We got that letter too. I believe the company was called Land Solutions? We do want to sell our lot in PC but not for $2,000 that they wanted to give.
