Hi Everyone,

My husband will be retiring in about a year and we currently live in Virginia. In the meantime we have been watching the market in Florida and searching for the perfect area to live. We love the looks of Venice, Naples, and the Punta Gorda, North Port Areas. TamRE has been wonderful in answering the many questions we have had, but I don't want to continually bother her. So, I would love if any of you could give me some feeback about 55+ gated communities OR a regular gated communities that allow fences and your own pool. (Ideally we need a fenced in yard for our 2 dogs, and would love to have our own pool rather than just a community pool.) I am not sure that any 55+ will allow this from what I have seen. We are also looking at Rotonda West. I am not crazy about HOA's, but would be willing to pay a reasonable HOA fee for the community that had what we wanted. I have looked at every price range imaginable, but ideally would like to max out at around $250,000. I had browsed through the Kings Gate website and could not believe the prices ! They had darling little homes for about $147,000. Not sure if they allow fenced in yards or the option of your own pool though. I have contacted them but have not heard back yet.

There are not very many 55+ communities with single family homes in the Charlotte County area.  Most of them are villas, condos or mobile home parks. 

 

The single family home 55+ communities are:

Kings Gate, Port Charlotte - does not allow fences

Cypress Falls at the Woodlands, North Port - does not allow fences

Venetian Falls, Venice - does not allow fences


Some deed-restricted communities that do allow fences are:

River Club
Suncoast Lakes
Rotonda West
Rotonda Heights
Rotonda Pebble Beach
Rotonda West Broadmoor
Deep Creek
Burnt Store Meadows
Prairie Creek Park
Prairie Creek West
Punta Gorda Isles
Englewood Isles
Gardens of Gulf Cove
Pinebrook

We also live in Virginia and have looked at Florida as a place to retire here are some of the things we have found:


CON
1. Taxes are high, if you live on water they are very high.
2. Insurance is high
3. Yes, there is no state income tax, not a big deal for us we don't make enough to pay state taxes.(retired)
4. Food is more expensive.
5. gas is more expensive.

PRO
1. It is warmer in there.

4. Beach
5. Gulf
6. Close proximity to basic services
7. Year round pool usage
8. Palm trees
9. Flat ground to ride my bicycle or walk, especially in SGC

Good to know. Although we live in a rural area with prices much less than Richmond. Even our real estate taxes and property taxes are much lower than the VA avg. For example: taxes on a home valued at 400K are $2500 per year: much less than what I saw when looking at homes in PC and PG.

BTW I used the calc u did with an area more comparable to the one I live in and got these results:
Groceries: 3 percent more
Housing: 9 percent less
utilities: 2 percent less
Transportation: 8 percent more
Health care: 15 percent more

This would correspond to our personal experience.
