South Gulf Cove VS Port Charlotte Canals (Cape Coral, Sunrise: homeowners association, insurance)

Looking for thoughts on SGC vs. PC area north of Ohara near Flamingo/Joseph/Como. What are the pros and cons to each area? Thinking of building a home in the area. Does either area tend to lie lower to sea level for base elevation purposes? Also how is the SGC for boating? Time to reach the lock from the north side of SGC? And as long as I'm on a roll, Do the SGC canals go stagnant in times of little rain? Thanks in advance!

The canals in that area of PC are a LONG, slow ride to open water. We looked at a place on Como when we first came down 5 years ago and decided a 40 min slow ride just to get to the harbor was not worth it. Just my thoughts...

SGC canals don't go stagnant. But due to lack of development they can have a lot of biting bugs. The ride out from a good lot up front is about 15 min. to river if you get through the lock quickly. Still another 8 to 10 miles to the gulf. With gas rising lately it can get costly to go gulf fishing and cruising from anywhere in SGC. I have owned many lots over the years in SGC but have never built on any. I call the place flippers paradise. Because no one hardly ever builds when they buy in SGC. The profit I have made on lots in SGC has more than paid for my Cape Coral home that has great fast access to the gulf. I still like the area. What ever you do just make sure you build on pilings up high so flood insurance does bite you down the road.

my thoughs the PC canals are a easy rude to dinner at fishermen's village SGC is a long way off. also a friend has a house at eh south end of SGC off Appleton and its a long ride to the lock but he has had bad spell with mosquito's also ive had to work at customers homes in SGC and the couldn't stand the mosquito's at some times other Noprob,
but as HH said its a long ride around como

Boat ride times in Port Charlotte from Bansberg to open water 1-4 mins, from Rock Creek near Victoria via Pellam Waterway 17-20 mins, from Collingswood and Ohara intersection via Manchester Waterway 20-23 mins. Exit waterways in Port Charlotte include: Elkcam, Sunrise, East Spring Lake, West Spring Lake, Countryman, Ackerman and Manchester.

The major road in to Port Charlotte waterfront homes is Edgewater Drive. Edgewater generally runs east to west and creates a dividing line between sailboat waterfront homes and power boat homes. Boaters leaving from homes on the north side of Edgewater have at least one bridge to go under which is Edgewater Drive. Depending on the canal location there may be one or more bridges to pass under. The homes that are on the south side of Edgewater before reaching Midway are SAILBOAT WATERFRONT HOMES. There are several sections: One is locally known as "Doctors Row" which are the homes located on the side streets off of Edgewater to the east of Harbor Blvd. These sailboat waterfront homes have super quick access out and deep water. Many of the local doctors live there as it is a very convenient location to town.

Another sailboat waterfront area is known as the Port Charlotte Beach Complex area -http://www.charlottecountyfl.com/Com...lotteBeach.asp. This is located off of Harbor Blvd., south of Edgewater.

A point of information - South Gulf Cove has mosquitos in which Charlotte County regularly sprays by truck & air. Mosquitos really don't discriminate because you will find them throughout Florida.

SGC is at best a long ways from most anything.. We Physically looked and decided against the area. Its rather large area too so keep that in mind. You might be out in 15 to 20 minutes and into the river on a good day, or a lot longer..The Locks.. are you familiar with the locks.. ?? Once out you are on the Myakka River and another 10 to 20 minutes depending on your boat to be In The Harbor.... and again depending on your boat another hour to the Gulf / Pelican Bay / Caya Costa State Park. One thing is for sure, you should never have to pay much, for a lot up there.. Look before you leap like hundreds didnt do before you..
